This Terms of Service for the Use of the QasaLiving Platform ("Terms") together with any other relevant terms, announcements, and amendments shall be deemed the agreement between you and us for the use of the Platform through any channel. To get the most out of the Platform, you agree that you have read and understood these Terms prior to accessing or using the Platform.
If you do not agree with these Terms or do not wish to use this Platform, please do not access or use the Platform.
1. Definitions
1.1 "Platform" means the QasaLiving website and mobile application, including all associated digital services.
1.2 "You" means any person who uses and accesses the Platform.
1.3 "We, Us" means MessageSpring Co., Ltd., the operator of QasaLiving.
1.4 "Juristic Office" means the condominium juristic person or residential juristic person responsible for the management of your building or property.
1.5 "Resident" means any registered owner, occupant, or tenant of a unit within a property onboarded to the Platform.
1.6 "Admin" means any authorised staff member of the Juristic Office with access to the QasaLiving Admin Dashboard.
2. Scope of Services
2.1 QasaLiving is a community management and communication platform designed to connect Residents, Juristic Offices, and building operations in one place. The services available through the Platform include, but are not limited to:
- Maintenance request submission, tracking, and resolution
- Parcel management and QR code-based pickup verification
- Amenity booking and community calendar management
- Digital visitor pass issuance and access management
- Automated billing, invoicing, and payment tracking
- Building announcements and community communications in 140+ languages
- AI-powered resident support and complaint routing
- Community feed and resident-to-management messaging
2.2 QasaLiving is a technology platform facilitating communication and operations between Residents and Juristic Offices. We are not the juristic person, property owner, building committee, employer, or agent of any Juristic Office or property. We do not assume responsibility for the resolution of complaints, maintenance outcomes, or any decisions made by the Juristic Office through the Platform.
2.3 Certain features of the Platform are provided at no charge to Residents. Service fees applicable to Juristic Offices and property operators are governed by separate service agreements.
3. Creating an Account
3.1 To access the Platform, you are required to create an account using your full name, email address, and an invitation code provided by your Juristic Office or unit owner. Additional optional information such as unit number and contact details may be required to activate specific features.
3.2 You confirm that you are a natural person of at least 20 years of age, or a minor with the permission of a parent or legal guardian.
3.3 One unit may have more than one account. The unit owner may share the invitation code with occupants or lessees for account creation.
3.4 You agree that any use of the Platform through your account — whether authorised by you or not — shall be deemed your own action. You are fully responsible for maintaining the confidentiality of your account credentials.
4. Parcel Services
4.1 When your Juristic Office logs a parcel on the Platform, you will receive a notification and a unique QR code for parcel collection.
4.2 Where a unit has multiple accounts, all associated accounts will receive individual QR codes. Once one QR code is scanned for collection, all other QR codes for that parcel will be invalidated.
4.3 The QR code system is a convenience tool for recording parcel receipts — it is not a receiver identification system. The Juristic Office retains the responsibility to verify that the person presenting the QR code has the right to collect the parcel. You acknowledge that QasaLiving does not guarantee delivery to the correct recipient and shall not be held liable for parcels collected by any person presenting your QR code.
5. Maintenance Requests & Complaint Submission
5.1 QasaLiving provides Residents with a structured digital channel for submitting maintenance requests, complaints, and general inquiries to their Juristic Office. All submissions are assigned a unique reference number, timestamped, and retained for a minimum of 3 years for audit and compliance purposes.
5.2 Resolution of all maintenance requests and complaints is the sole responsibility of the Juristic Office, governed by the Condominium Act B.E. 2522. QasaLiving facilitates communication and tracking but does not guarantee resolution timelines or outcomes.
5.3 AI-generated responses and automated status updates do not constitute a binding commitment or legal determination by QasaLiving or the Juristic Office. Residents may request human review of any AI-handled interaction at any time.
5.4 Residents retain the right to escalate unresolved complaints to the Juristic Office directly or to the Consumer Protection Board (CPB) or the Office of the Personal Data Protection Committee (PDPC) where data-related grievances are concerned.
6. Community Communication Standards
6.1 QasaLiving's community features — including announcements, community feed, and resident messaging — are shared communication channels between Residents, the Juristic Office, and the building committee. We do not guarantee that information posted by third parties is complete, correct, or up to date.
6.2 You agree to communicate on the Platform respectfully and constructively. The following are strictly prohibited:
- Defamatory, abusive, or harassing language directed at any individual
- Dissemination of false information or content intended to cause panic
- Content involving racial, religious, or discriminatory language
- Pornographic or sexually explicit content or links
- Any content that violates Thai law or public order
7. Account Termination
7.1 You may request account termination at any time by contacting us at hello@qasaliving.com.
7.2 We reserve the right to suspend or terminate your account without prior notice in the event of a breach of these Terms, misuse of the Platform, submission of false information, or any activity that violates applicable Thai law or compromises the security or integrity of the Platform.
8. Personal Data
The collection, use, storage, and disclosure of your personal data is governed by our Privacy Policy. By using the Platform, you consent to the data practices described in the Privacy Policy. All personal data is processed in accordance with the Personal Data Protection Act B.E. 2562 (PDPA).
9. Limitation of Liability
9.1 You are responsible for maintaining the confidentiality of your account credentials. QasaLiving shall not be liable for losses arising from unauthorised access to your account where you have permitted or facilitated such access.
9.2 You warrant that all information provided on the Platform is accurate, complete, and not harmful to any person. You agree to be liable for actual losses or damages incurred by QasaLiving or any third party arising from false or harmful information submitted through your account.
9.3 All information posted on the Platform by Juristic Offices, building committees, or other users is the responsibility of the respective poster. QasaLiving does not guarantee the accuracy, completeness, or currency of such information and shall not be liable for losses arising from its use.
9.4 QasaLiving shall not be liable for indirect, incidental, consequential, or punitive damages arising from your use of or inability to use the Platform, to the fullest extent permitted by applicable Thai law.
9.5 The performance of the Platform is subject to internet connectivity and device conditions. QasaLiving shall not be liable for service interruptions, errors, or data loss resulting from factors outside our reasonable control.
10. Intellectual Property
10.1 All content, software, algorithms, user interface designs, data models, trademarks, and AI systems comprising the Platform are the exclusive intellectual property of MessageSpring Co., Ltd., protected under the Copyright Act B.E. 2537, Patent Act B.E. 2522, and applicable international intellectual property treaties.
10.2 Users are granted a limited, non-exclusive, non-transferable licence to access and use the Platform solely for its intended purpose. Reproduction, reverse engineering, distribution, or creation of derivative works from any component of the Platform is strictly prohibited without prior written consent.
10.3 Unauthorised access to or interference with the Platform's systems constitutes a criminal offence under the Computer Crimes Act B.E. 2560 and may result in civil and criminal liability.
11. Amendments to These Terms
11.1 We reserve the right to amend or update these Terms at any time. Updated Terms will be published on the Platform with the effective date of the revision clearly stated. Your continued use of the Platform following any amendment constitutes your acceptance of the revised Terms.

12. Governing Law & Dispute Resolution
These Terms are governed by the laws of the Kingdom of Thailand. Any dispute that cannot be resolved through good-faith negotiation shall be submitted to the jurisdiction of the Thai courts, with Bangkok as the agreed venue. Where Users are domiciled in the European Union, additional rights under the GDPR apply concurrently and shall not be diminished by these Terms.
